Takapuna sits between the beach and Lake Pupuke, and its housing has changed a lot. Older 50s to 70s homes on full sections are being replaced with townhouses and apartments, while Milford and Hauraki still have plenty of weatherboard and brick family homes. Wherever you are, the Hauraki Gulf isn't far away.
Salt, sand and sun
Homes near the beach get a fine layer of salt that dulls glass, leaves powdery marks on aluminium joinery and wears down paint faster than inland. Rinsing it off regularly is the simplest thing you can do to protect your joinery and cladding. Most joinery makers say coastal homes need washing more often than inland ones, so check your warranty.
Beachfront homes also get sand blown into corners, gutters and window tracks.
Apartments and townhouses
Newer townhouses and low-rise apartments usually have plaster, fibre-cement, metal or timber cladding with lots of glass. Washing to the maker's recommendations keeps warranties valid and stops black streaks from forming under sills and parapets. Body corporates can book a commercial building wash for a whole complex, and we also wash shops and offices around the town centre.
Older homes
On older family homes, the usual jobs are a full house wash, gutters cleared of leaves and pine needles, roof moss treatment, and driveways and decks that have gone slippery.
Takapuna FAQ
How often should a beachfront home be washed? At least once a year. Some joinery and cladding makers recommend every three to six months within a few hundred metres of the sea, so check your product warranties.
