Albany has grown fast since the 1990s. Most homes here were built in the last thirty years: brick-and-tile, monolithic plaster from the late 90s and early 2000s, and newer fibre-cement and weatherboard designs. Albany Heights still has larger lifestyle sections. Glenfield, next door, is mostly older, with lots of 60s and 70s weatherboard homes.
Newer homes need washing too
It's easy to think a twenty-year-old house doesn't need much care. But plaster, painted cladding, powder-coated joinery and metal roofs all come with maintenance requirements, and washing is usually one of them. Skip it, and grime builds up in the sheltered areas the rain doesn't reach, mould gets started and the warranty may not hold up.
Plaster homes. We soft wash plaster at low pressure, never with a water blaster, because high pressure can drive water into cracks and joints. As we wash, we'll mention anything we notice, such as cracks or tired sealant, but we're not building surveyors.
Brick and tile. Brick walls get a house wash, and concrete tile roofs with lichen can be washed or treated.
Two storeys and long gutters. Lots of Albany homes are two storeys with long gutter runs. We clear them and flush the downpipes.
Driveways. Wide concrete and exposed-aggregate driveways show tyre marks and mould. We water blast them at a pressure that won't loosen the aggregate.
Business parks and commercial
The Albany and Rosedale business areas are full of warehouses, offices and showrooms. We do commercial building washes for cladding, canopies and entranceways.
