Part of our house wash & exterior services in Auckland.
Auckland's warm, damp weather is perfect for moss and lichen. It starts as a few spots, then the roof goes patchy and dark, and before long the growth is holding water against the roof and filling your gutters.
We wash it off and leave the roof clean.
Roof cleaning or roof treatment: which do you need?
They're two different jobs and it's worth knowing which one you're after.
| Roof cleaning | Roof treatment | |
|---|---|---|
| What we do | Wash the growth and dirt off | Spray on a treatment and leave it |
| When it looks clean | The same day | Gradually, over months |
| Good for | Heavy growth, pre-paint, selling | Light to medium growth, keeping it clean |
| Cost | More | Less |
If you want it done now, or you're about to paint, go for a clean. If you're happy to let the weather do the work, have a look at roof treatment in Auckland. Plenty of people do both: clean it, then treat it now and then to stop it coming back.

Before
After
Before
AfterRoof types we clean
We clean metal and iron roofs (including painted ones) and concrete tile roofs. Every roof gets a soft wash: a cleaning solution that kills the growth, applied and rinsed at low pressure. The mix and how long it sits change with the roof, because old concrete tiles and painted iron don't need the same thing.
Why we don't water blast roofs
High pressure on a roof does more harm than good. It strips the coating off painted iron, eats into the surface of concrete tiles, can crack or shift tiles and drives water up under laps and flashings. It also leaves the roots of the moss behind, so the growth comes back quickly. A low-pressure soft wash kills the growth and gets it off without damaging the roof.
Got a different kind of roof? Ask us and we'll tell you straight whether we can help.
Pre-paint roof washing
Paint won't stick to moss, lichen, chalky old paint or dirt. Most roof painters want the roof washed and dry before they start. We'll wash it so it's ready for them. If you've already got a painter lined up, put them in touch with us and we'll work to their timing.
Roof cleaning prices in Auckland
We quote every roof for free. The price comes down to:
- size and pitch of the roof
- roof type
- how much growth there is
- access, and whether it's one or two storeys
Want a price? It's free and there's no obligation.
How often to clean your roof
Every two to three years for most Auckland homes. Sooner if the roof is under trees, faces south, or stays damp. A roof treatment in between helps it stay clean for longer.
Safety and access
Roof work is work at height, and we set up for it properly on every job. We look at the roof before we go up, keep off anything that isn't safe to walk on, and protect your gardens and paths below. If your roof is unusually steep or high, we'll talk it through with you when we quote.
Areas we cover
All of Auckland, including the North Shore, West, Central, East and South Auckland and Manukau. Call 027 303 8398 if you're not sure.
Roof, gutters and walls
Moss off the roof ends up in your gutters, so a gutter clean straight after makes sense. Add a house wash and the whole outside is done in one go.
Roof cleaning questions
Do I need a roof clean or a roof treatment?
A roof clean washes the moss, lichen and dirt off on the day, so you see the result straight away. That's what you want before painting or selling. A roof treatment is sprayed on and left to kill the growth, then the weather clears it over the following months, which is slower.
How often should an Auckland roof be cleaned?
Every couple of years for most homes. Auckland's humidity and mild winters mean moss and lichen keep growing most of the year, especially on shaded sides and older concrete tiles. Roofs under trees can need it sooner.
What kinds of roofs do you clean?
We clean metal and iron roofs, painted or not, and concrete tile roofs. Every roof gets a low-pressure soft wash: a cleaning solution kills the moss and lichen and a gentle rinse takes it off. We don't blast roofs, because high pressure can strip coatings and damage tiles.
Will roof cleaning damage my roof?
It shouldn't when it's done right. We match the method and cleaning solution to the roof material and only use pressure on roofs that can handle it. If you already know about cracked tiles or rust, tell us first, as a wash can show up problems that were hiding under the moss.
How much does roof cleaning cost in Auckland?
It depends on the size of the roof, how steep it is, the material and how much growth is on it. We give free estimates, so get in touch and we'll take a look.
I'm on tank water. Can you still clean my roof?
Yes. Tell us when you book, so the downpipes to your tank can be disconnected before we start and the runoff doesn't end up in your water.
