Takanini has grown fast. Twenty-odd years ago most of it was paddocks. Now it's streets of newer homes in Addison, Conifer Grove and around Bruce Pulman Park, along with townhouses and terraces going up all the time. Newer houses still get dirty, and washing them properly helps keep the cladding and joinery looking right for longer.
Looking after a newer home
Most Takanini houses were built from the 2000s on, with a mix of brick veneer, plaster, fibre-cement weatherboards and panels, and Colorsteel or similar long-run roofs. They don't need the same care as an old villa, but they have their own quirks.
Plaster and painted panels. These show dirt and mould streaks clearly, especially under windows and around downpipes. High pressure can damage the coating or force water into joints, so we soft wash them with low pressure and a cleaning solution.
Metal roofs and joinery. Steel roofing and aluminium joinery makers usually say in their warranty terms that you need to wash areas the rain doesn't reach. That means under the eaves, the soffits and sheltered corners. Keep your receipts in case you ever need to make a claim.
Flat, open sites. The land around here is flat and fairly open, so wind-blown dust and grit from all the building work sticks to walls and windows. A regular house wash gets it off.
Shared driveways and small yards. Many sections have shared accessways and concrete courtyards that get slippery in winter. We water blast concrete and paths and can do the fence while we're there.
Gutters on two-storey townhouses are easy to forget about until they overflow. We clear them and check the downpipes are running.

My house is only a few years old. Does it really need washing? Yes, if you want the warranties on your cladding, roofing and joinery to stay valid. Check the maintenance section of your builder's paperwork. Most say to wash at least once a year.
